With the solar power, your energy costs are very low and you will have continuous power at all times. The garden has fruit trees, like limes, tomatoes plants, avocado's and small cucumbers. In front of the house is a large parking area, both open and covered and would still have space for a pool, if you wanted this. Further towards the street the large 5 * PADI dive center, which was just newly build 3,5 years ago is waiting for your customers, students and staff to start working again. This is a turn-key operation and will be delivered like this and as we love Koh Lanta as well, we are not in a hurry to leave, so we can offer a working in period of 3 months as well. Our 4 different websites work really well and our Facebook (2 different ones) site generates many requests for diving. We are high on TripAdvisor and have been 5 stars with them for the last 4 years, before Convid19 happened. All licenses (TAT, boat, captains, engineers, Marine park) are in place and we have the possibility for 6 work permits for our dive center. The dive center building it self was especially designed by us for diving and tropical living conditions and has 2 classrooms, a toilet/shower, one bedroom with outside cooking and seating area (at the backside of the dive center), 1 giant wet room, 1 office and 1 outside bar and logbook seating area. One of the classrooms and the bedroom/staff room have air conditioning. All other rooms have fans. We have a lease contract for 15 years and the rental price per year is for the whole land, which includes the house and business. The Padi 5 * dive center is located at the main street in the favorite tourist spot of Longbeach on Koh Lanta and is surrounded by nice small restaurants, minimarts, pharmacies and a few quiet little bars and some great resorts. It is a 2 minute walk from the dive center to the beach. Our big dive boat has been built by us together with our staff, especially for diving 8 years ago and has 2 marine toilets, 2 fresh water showers, a Bauer compressor with filling ribs, life jackets, oxygen, first aid kit, 2 engines with 2 gear boxes, radio, GPS and Depth/fish finder on it. We have 6 x 15 Liter steel tanks, 2 small baby tanks and 65 x 12 Liter aluminum tanks. We have 30 regulators, 30 bcd's, 60 wet suits and many fins and masks and snorkels. All of which has been newly serviced. We have an in-house Thai technician. Our Thai staff have been trained as PADI Divemasters and Instructor and have renewed memberships with PADI. We have invested in a Hydro testing unit, so our staff (after their training, which will be in 1 month) can do visual inspections and hydro testing, not only for our dive center, but also for the rest of the island. 4. All of our staff has just followed the DMCR Dive Controller course and will be able to guide divers inside the marine park legally.

Now after the 2 season closures on Koh Lanta, there are only a few dive centers left operating.
* there are around 35 different dive sites in this area with a great diversity of fish life and corals, even some manta's and whale sharks passing by here in the main season
* now we have a 6 months season, of which 5 months are really busy (before Convid19). It should be possible to take this to 8 months season and 7 months really busy with more Chinese, Malaysian, Indian, Japanese or Singaporean divers
* we just became a 5 star IDC Center before Convid19. As soon as there is enough interest in Instructor Courses you can switch back to this level. The classrooms are ready for this, so you could also start teaching IDC's here in the main season and use this to fill up the rainy season.
